Job Description

  • Directs activities of all daily site matters regarding construction of new homes.
  • Reviews and understands specifications, drawings, and contract production option sheets to plan procedures for construction on basis of subcontractor phasing and completion times and staffing requirements for each phase of construction, knowledge of materials and methods of subcontract labor, inspections and requirements of required inspections, available tools, equipment, manpower requirements and various building methods.
  • Works with members of management to assemble processes, communicates with members of organization (subcontractor, supervisory, clerical, engineering, and other workers) at start of project, to define process and schedules.
  • Follows processes and establish/monitors schedules for delivery of new homes.
  • Orders/verifies delivery of materials to be delivered at specified times to conform to work schedules.
  • Confers with and directs subordinate supervisory personnel and subcontractors engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays.

  • Effectively communicates schedule requirements. Understands that written notification is verifiable and concrete in comparison with verbal notification in most instances
  • Confers with supervisory personnel and subcontractor representatives to resolve complaints and grievances/conflicts within work force schedules, in an effort to maintain schedules.
  • Confers with supervisory, engineering personnel and inspectors and suppliers of materials to resolve construction problems and improve and maintain construction schedules and methods. Fosters a teamwork environment, and a win-win attitude.
  • Inspects work in progress to ensure that work conforms to specifications, quality standards, and construction schedules.
  • Prepares, or receives/confirms information from subordinates, reports on progress, adherence to scope of work and quality standards, materials received, used and costs, and adjusts work schedules as indicated by reports.
  • Understands, establishes, communicates, and monitors all topics regarding quality standards, and maintains benchmarks for reporting to management as established by a uniform schedule of inspections.
  • Approves invoices based upon benchmarks for completion, conformance with scope of work, and quality standards.
  • Understands that just as the success of a well-run jobsite is not accomplished through the efforts of one person, mistakes and shortcomings are experienced through the carelessness, and lack of motivation/direction of more than one.
