Job Description

• Follows directives of Superintendent regarding construction of new homes.
• Reviews and understands specifications, drawings, and contract production option sheets to plan procedures for construction on basis of subcontractor phasing and completion times. Knowledge of materials and methods of subcontract labor, inspections and requirements of required inspections.
• Follows processes and assists with monitoring of schedules for delivery of new homes.
• Verifies delivery of materials to be delivered at specified times to conform to work schedules.
• Confers with supervisory personnel and subcontractors engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays.
• Effectively communicates schedule requirements.
• Confers with supervisory personnel and subcontractor representatives to resolve complaints and grievances/conflicts within work force schedules, in an effort to maintain schedules.
• Confers with supervisory, engineering personnel/inspectors and suppliers of materials to resolve construction problems and improve and maintain construction schedules and methods. Fosters a teamwork environment, and a win-win attitude.
• Inspects work in progress to ensure that work conforms to specifications, quality standards, and construction schedules.
• Understands, communicates, and monitors all topics regarding quality standards, and generates reports to management as established by a uniform schedule of inspections.
• Conducts Quality Control Inspections to assure the standards of new homes delivery are complete.
• Monitor the activities of Punch and labor staff surrounding the tasks involved in the delivery of new homes.
• Perform First Orientation and Final Completion Review with Home Owners, to include completion of required paperwork and submittal to office, and processing of work orders required and completion/verification of any items generated during walk throughs.
• Understands that just as the success of a well-run jobsite is not accomplished through the efforts of one person, mistakes and shortcomings are experienced through the carelessness, and lack of motivation/direction of more than one.
